Fond keskendub Baltikumis esimesena pikaajaliste net lease \u00fc\u00fcrilepingutega kaetud kinnisvarale, mida kasutab \u00fcks tugev \u00fc\u00fcrnik. Tegu on \u00fche Baltikumi suurima autode m\u00fc\u00fcgi- ja teeninduskeskusega, mille kroonijuveel asub Riia kesklinnas, Baltikumi tihedaima liiklusega Krasta t\u00e4nava \u00e4\u00e4res. Fond investeerib nii t\u00f6\u00f6stus-, logistika-, kui ka spetsiifilisse kaubanduskinnisvarasse. \u201cOluline kriteerium on see, et kinnisvara oleks \u00fc\u00fcrniku jaoks \u00e4rikriitiline ehk tema tegevuseks h\u00e4davajalik,\u201d \u00fctles fondijuht Uri.<\/p><p>Fond valib objekte, kus on \u00fcks tugev \u00fc\u00fcrnik, pikaajaline inflatsioonikaitsega \u00fc\u00fcrileping ning investorite jaoks on majandamiskulud minimaalsed. Investori vaatest on see strateegia sarnane v\u00f5lakirjadele, kuid kinnisvara lisatagatisega.<\/p><p>Oluline osa fondi strateegiast on seejuures sale-and-leaseback tehingud. See t\u00e4hendab, et ettev\u00f5tted m\u00fc\u00fcvad kinnisvara, kuid j\u00e4\u00e4vad ise pikaajaliste lepingutega \u00fc\u00fcrnikeks. Nii on ettev\u00f5tetel v\u00f5imalik vabastada kapitali oma \u00e4ri kasvatamiseks, s\u00e4ilitades samas t\u00e4ielik kontroll hoone kasutamise \u00fcle.<\/p>\t\t\n\t<\/div>\n<\/div>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-dd0fb79 elementor-widget elementor-widget-pxl_heading\" data-id=\"dd0fb79\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"pxl_heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\n<div id=\"pxl-pxl_heading-dd0fb79-1269\" class=\"pxl-heading\" >\n\t<div class=\"pxl-heading--container\" >\n\t\t<div class=\"pxl-heading--inner\">\n\t\t\t\t\t\t\t\t\t<h2 class=\"pxl-item--title pxl-heading-default\" data-wow-delay=\"ms\">\n\t\t\t\tTulevikukindel portfell\t\t\t\t\t\n\t\t\t\t\t\t\t<\/h2>\n\t\t<\/div>\n\t\t\n\t<\/div>\n<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-a491060 p2 elementor-widget elementor-widget-pxl_text_editor\" data-id=\"a491060\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"pxl_text_editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<div class=\"pxl-text-editor\">\n\t<div class=\"pxl-item--inner pxl-p2\" data-wow-delay=\"ms\">\n\t\t<p>Fondil on viie- kuni seitsmeaastane t\u00e4htaeg: kahe aastaga koondatakse ligikaudu 100 miljoni euro suurune portfell ja muudetakse varad tulevikukindlaks. \u201cPaljud hooned on t\u00e4na heas seisus, kuid ei vasta enam t\u00e4nap\u00e4evastele ootustele energiaefektiivsuse v\u00f5i ESG p\u00f5him\u00f5tete osas,\u201d selgitas Uri.<\/p>\n<p>\u201cKui kinnisvara ei ole omaniku p\u00f5hitegevus, siis kipub neil puuduma kompetents ja fookus selliste teemadega tegeleda.
